You have selected a template that is of one Property Type, the PPA Property Type, and you have selected to use a different Property Type for this property, the New Construction Property Type.
Note: This is allowed but you should understand that there will be some added complexity involved by making this selection.
PPA Jobs are built without Direct Cost Data from the Contractor(s) who built the property and, as a result, these jobs do not include any Direct Costs (entered as "Custom Items" within the application).
The complexity introduced here, by using a template with this Property Type for this property, is that no Direct Contract Costs from this property currently exist inside of this Worksheet but there are many items and assemblies entered as takeoff. In order for the application to work optimally, all of these items and assemblies must be associated as being "backed out of" a particular Takeoff Cost.
First, you will need to input the Direct Costs associated with your property and designate one or more of them to be Takeoff Costs from which the value of the items and assemblies will be deducted. Once the Takeoff Costs have been entered, you can begin to associate each of the items and assemblies with a specific Takeoff Cost from within each item's/assembly's details dialogue by double left-clicking on each record one at a time.
Note: Once you have inputted the Takeoff Costs and designated a Takeoff Cost for each cost for each item/assembly, you should now see that the Initial Total Cost and the Active Total Cost are identical. If these numbers are not the same then make sure you have accounted for every single item and assembly being associated with a takeoff cost.
